Predesign and Schematic Design

Our predesign services include site analysis, programming, building code and zoning code review, and project scheduling. During Predesign, we meet with you at your site to discuss views, solar orientation, topography and other site analysis issues. We work with you to develop your program, which is a written document listing the rooms that you want included in your project along with the qualities of those room size, light, view, privacy, and adjacencies to other spaces. Once the program has been developed and zoning requirements have been established, the design process begins. Schematic Design is the preliminary design phase where we work closely with you to develop initial sketches of the site plan, the floor plans and the elevations for your new home.

Design Development

The Design Development phase begins with your approval of the 1/8 scale Schematic Design sketches of the floor plans and elevations of your home. During this phase the plans and elevations for your home are drawn on the computer and scaled up to 1/4 scale and fine tuned in the process. Doors and windows are selected and properly sized on the drawings and dimensions are added to the drawings. We also spend time studying the massing of your house utilizing a 3-D computer program that allows us to look at your home from various viewpoints.

Construction Documents

Construction Documents build upon the Design Development drawings, adding building sections, wall sections, detail drawings, interior elevations, and material specifications to the list of construction drawings. At the completion of this phase, a full set of working drawings are ready for General Contractors to bid or for a preselected Contractor to price the project.

Bidding & Negotiation

We offer assistance in obtaining realistic pricing through owner supplied contractors or with contractors that we can recommend. We negotiate with the contractors on the clients behalf until the project’s cost and schedule meets the owner’s requirements.

Construction Administration

During the construction phase of your project, we visit the site on a regular basis to answer questions and that arise. We review the Contractor’s payment requests and verify that the amount of work and materials being billed are correct. As the project nears completion we generate a Punchlist of final items to be completed, and issue a Certificate of Substantial Completion.

Consulting

We can also work with clients for a variety of services on a consulting basis. This works particularly well for clients who need extensive predesign services, or who does not need the full array of services as described above.
